What are Commercial Properties?

Generally, commercial real estate is a place for a business to operate out of rather than a residence for a person to live in.

Examples include:

1

Offices

Office buildings consist of spaces that are leased to companies for use in running their business. The space could be a general office, such as an accounting firm or investment advisor. Or they may have a special purpose, such as a dental office or a research laboratory.

2

Retail Businesses

There are a number of different types of retail real estate:

  • Hotels and resorts
  • Strip malls
  • Restaurants
  • Healthcare facilities
  • And many more!
3

Industrial

Industrial real estate includes:

  • warehouses
  • large research and development facilities
  • cold storage
  • distribution centers
4

Hotels

There are three hotel types that investors should be aware of.

A full-service hotel often include on-site restaurants, fitness centers, spas, room service, and more.

A limited service hotel is a hotel that provides less services. For example, instead of a dine-in restaurant, there may be a takeaway market. Or they may have a smaller gym with just a few pieces of equipment instead of a full gym.

An extended-stay hotel is intended for travellers staying longer than the typical 3-7 nights. To make them feel at home, these often include a small refrigerator, a kitchenette, and possibly even a small stove or stove.

5

Land

There are three subtypes of land that investors should be aware of.

Agricultural land is undeveloped land used for agricultural purposes, such as farming or pasture. It’s relatively inexpensive and often has substantial tax benefits.

Infill land is vacant land located adjacent to urban areas where land development has taken place. For example, an infill site may be located in the central business district of a large city and its best use is to build up.

Brownfield land is the name used to describe land that has some sort of environmental impairment. For example, groundwater may contain known contaminants. In this case, the land may fetch a very good price, since addressing environmental issues can be costly.

6

And More!

There are plenty of other types of real estate that would be considered commercial, that investors construct and own. These can include amusement parks, bowling alleys, parking lots, stadiums, theaters, zoos, and much, much more.
